Case Study: Little Bourton House, Oxfordshire

 

Overview

DJOGS provided a detailed Landscape and Visual Impact Assessment (LVIA) to support a planning application for a residential development at Little Bourton House, near Banbury, Oxfordshire. The site lies within a gently undulating rural landscape with established hedgerows, mature trees, and a network of local viewpoints.

The purpose of the LVIA was to test the proposed design against local landscape character and visual sensitivities, helping the planning authority understand how the development would integrate with its surroundings.

Our Role

Our assessment followed GLVIA guidance (3rd Edition) and included:

  • Desktop and field-based survey to define the site’s landscape context and identify key receptors.

  • Assessment of landscape character effects, including the site’s relationship with local landform, vegetation pattern, and settlement form.

  • Visual impact analysis using representative viewpoints to determine visibility and assess magnitude of change.

  • Mitigation and enhancement proposals, integrated through landscape design measures such as new native planting, hedgerow strengthening, and sensitive boundary treatments.

The LVIA provided clear, proportionate analysis and a structured narrative supporting both the design team and the local planning authority.

Outcome

The planning application was approved in July 2025. The LVIA played an important role in demonstrating that the proposals would be well-integrated within the existing landscape pattern, with limited visual effects once mitigation planting is established.

This project highlights the value of early, coordinated input from landscape professionals in achieving successful outcomes on sensitive rural sites.

A Landscape and Visual Impact Assessment evaluates both:

  • Landscape effects – how development changes the character or fabric of the landscape.

  • Visual effects – how development is experienced in key views and from nearby locations.

It provides evidence-based conclusions to inform planning decisions and design improvements.
